Mechanicals:
- Repair dry-rotted joist under master bathroom shower
- Replace inefficient old water heater with tankless water heater
- Replace old, leaking galvanized water supply pipes
- Clean out and encapsulate the crawl space
- Replace inefficient old furnace (cracked heat exchanger)
